First, we'll take a tour of your home. You’ll tell us about unique and special features of your property. We’ll discuss the location, the neighborhood and all the amenities it has to offer.
Next, we'll talk about the condition of your home. We'll look at curb appeal and discuss whether touch ups will help improve its sale. (Many buyers look for homes that "need work" but expect that condition to be reflected in a lower price.)
After we compile all the information and do our research, we'll produce a Comparative Market Analysis (C.M.A.). This report compares your property with all the recently sold homes in your neighborhood. To be accurate the “comparables” should have similar attributes to your home such as the number of bedrooms, bathrooms and total square footage.
Finally, we will discuss the benefit of a list price that satisfies your financial goals and will likely produce results in the time frame you need.
When you estimate the amount you’ll be receiving for the sale of your home, you need to consider costs such as paying off your outstanding mortgage loan, pro-rated property taxes, title and other closing costs associated with sale of real property. When you have a contract a title company can help you determine net proceeds from the sale.
